Why Silverstone

Most roofers sell roofs.
Silverstone finds the problem first.

Property inspection is in our name and it is how every job starts. We get on the roof, into the attic and around the structure, photograph what is actually wrong, then explain it before anyone talks about price.

If a repair is all you need, we will tell you. We are here to solve the problem, not sell you a bigger one.

Property Inspections

Home Inspections in Savannah, GA

We get on the roof and into the attic, photograph what we find, and explain the condition before anyone talks about price.

Inspection first, then a plan

Property inspection is in the company name and it is how most Silverstone projects begin. Most roofing companies only sell roofs, and most inspectors are not in a position to fix what they find. Silverstone does both, which means the person who documented the problem is the same person who scopes and performs the repair.

What gets inspected

  • Roof surface, shingle condition, granule loss and wear
  • Penetrations, pipe boots and vents
  • Flashing at walls, chimneys and valleys
  • Ridge, hips and drip edge
  • Attic and roof decking from below where accessible
  • Structure, framing and visible water damage
  • Drainage and grading around the building

What you receive

Photographs of everything we flag, written findings in plain English, and a clear separation between what needs attention now and what can reasonably wait. If the honest answer is that nothing needs doing, the report will say that too.

When an inspection makes sense

  • Before you buy a property
  • Before you list one for sale
  • After a storm, for your own records
  • When there is a leak nobody has managed to trace
  • When a roof is approaching the end of its service life

Common questions about home inspections

What does the inspection cover?

Roof surface, penetrations, flashing, valleys and ridge, plus the attic and decking from below where they are accessible, and the structure and drainage around the property.

Do I get photographs?

Yes. Everything flagged is photographed and the findings are written in plain English.

Will you just try to sell me a roof?

No. A good share of our inspections end in a repair recommendation, or in nothing needing to be done.

Should I get one before buying?

Yes. Knowing the condition and remaining life of a roof before closing costs far less than finding out afterwards.

New plywood roof decking installed during a roof replacement

01 — Roofing

Roofing done from the deck up.

A tear-off is the only point where the decking is actually visible. We strip the roof back, replace what is rotted, then rebuild with new underlayment, drip edge, boots and architectural shingles.

Roofing Replacement in Savannah, GA

A full tear-off down to the deck, so what is underneath gets dealt with rather than covered up.

Tear-off, not overlay

An overlay puts a second layer of shingles over the first. It is faster and cheaper on the day, and it hides everything the old roof was failing to tell you. A tear-off strips the roof back to the bare deck, which is the only point at which the plywood is actually visible.

  • Complete tear-off down to the deck
  • Soft or rotted decking cut out and replaced
  • New synthetic underlayment
  • New drip edge, pipe boots, vents and flashing
  • Architectural shingles
  • Dumpster on site and a magnet sweep of the grounds

Signs a roof is ready for replacement

  • Widespread granule loss with bare mat showing
  • Curling, cupping or cracking across the field rather than in one area
  • Multiple leaks in separate parts of the roof
  • Repeated repairs that keep moving to a new spot
  • A roof at or past its expected service life

If none of those apply and the problem is isolated, a roof repair is the correct and cheaper answer. We will tell you when that is the case.

What to expect on the day

Most single-family roofs in the Savannah area are a one to two day job once materials are on site. Steeper or larger roofs, and anything where the decking turns out to be worse than expected, run longer. We give you a real window once we have walked the roof rather than a number that sounds good on the phone.

Common questions about roof replacement

How long does a roof replacement take?

Most single-family roofs around Savannah take one to two days once materials are on site. Larger, steeper or more complex roofs run longer.

Will you find rotted decking?

Often some. The deck is only visible once the old shingles come off, so we photograph what we find and replace anything soft.

What happens to the old roof?

A dumpster sits on site for the tear-off, and we run a magnet across the grounds for nails before we leave.

Do you work with insurance claims?

We document storm damage with photographs, which is what an adjuster needs. We are contractors rather than public adjusters, so we provide the evidence and the scope and you file the claim.

Roofing Installation in Savannah, GA

New roof systems installed as a complete assembly, from the decking up through the shingles.

What roofing installation covers

Roofing installation is the work of putting a complete roof system onto a structure, whether that is a new build, an addition, a detached garage or a structure that has never carried a finished roof. It differs from replacement in that there is usually no existing roof to remove first.

  • Deck inspection and preparation
  • Synthetic underlayment across the full field
  • Ice and water protection at valleys and penetrations
  • Drip edge, starter course and ridge
  • Pipe boots, vents and flashing set as the field goes on
  • Architectural shingles rated for coastal wind

Why the layers matter

A roof is a system rather than a covering. Shingles shed the majority of the water, but underlayment, flashing and the details around every penetration are what handle the rest. Coastal Georgia weather finds whichever layer was rushed, which is why we install them in sequence rather than working backwards to correct something later.

How Silverstone approaches an installation

Every installation begins with a look at the structure and the deck. We photograph the condition, confirm the deck is sound and flat enough to take a new system, and put the scope in writing before materials are ordered. You know what is included before anyone starts.

Common questions about roofing installation

Is installation different from replacement?

Yes. Installation is putting a complete roof system onto a structure that does not already have a finished roof, such as a new build or an addition. Replacement involves removing an existing roof first.

What shingles do you install?

Architectural shingles as standard. They carry better wind ratings than three-tab, which matters on the Georgia coast.

Do you install on additions and outbuildings?

Yes. Additions, detached garages, workshops and other outbuildings are all normal work.

How long does an installation take?

Most residential roofs are a one to two day job once materials are on site. We give a real window once we have seen the structure.

★★★★★

Roofing Repairs in Savannah, GA

Most leaks are smaller than homeowners fear. We trace the water back to where it is actually getting in.

Leak tracing rather than patching

Water rarely enters a roof where the stain shows up inside. It runs along decking and framing before it drops, which means the entry point can be several feet away from the damage you can see. We start at the stain and work backwards, because sealing the wrong spot only delays the next phone call.

  • Leak tracing to the actual point of entry
  • Pipe boot replacement
  • Step, counter and base flashing
  • Valley and ridge repair
  • Decking repair beneath the damaged area
  • Wind-lifted and blown-off shingle replacement
  • Chimney chase repair and re-flashing

A real example

The project gallery on this site includes a rusted-out vent pipe photographed during an inspection. The homeowner had water coming through a ceiling and had been told they needed a new roof. The actual fix was a new pipe boot on an otherwise sound roof.

Repair or replace

This is the question we are asked most often. A sound roof with one failed penetration is a repair. A roof with widespread granule loss and several separate failures is not. We photograph the condition and show you what we found, so the decision is made on evidence rather than on a sales pitch. If it does need a full replacement, you will see exactly why.

Common questions about roof repairs

How do you find a leak?

We trace it back from the stain rather than sealing where the water appears. Water travels along framing, so the entry point is often some distance from the damage inside.

Is a repair worth it on an older roof?

Sometimes not, and we will say so. If the roof has service life left, a repair is the right spend. If it does not, we will show you why.

What causes most of the leaks you see?

Failed pipe boots, lifted or poorly installed flashing, valley problems and wind-lifted shingles.

Do you repair storm damage?

Yes, and we photograph it so you have documentation if a claim is involved.

Completed remodeling project by Silverstone in Savannah, GA

02 — Remodeling

The finish only works if what is behind it does.

A bathroom that lasts is decided long before anyone sees tile. We take the room to the studs, rework the plumbing where the layout needs it, waterproof the wet areas properly, and only then start setting stone.

Bathroom renovation, gut to finish
Kitchen renovation and layout changes
Flooring, tile, luxury vinyl plank and hardwood
Custom feature walls and home repairs

Remodeling

General Remodeling in Savannah, GA

Interior and exterior remodeling handled by the same company that inspects and roofs the property.

What general remodeling covers

General remodeling is the work that does not fit neatly into a single trade. It might be opening up a layout, replacing flooring through a whole floor of a house, building a custom feature wall, or repairing what a previous contractor left unfinished.

  • Interior remodeling and layout changes
  • Custom media walls and electric fireplaces
  • Flooring: tile, luxury vinyl plank and hardwood
  • Subfloor levelling and preparation
  • Exterior remodeling, siding and trim
  • Framing, additions and structural repair

One company across the trades

Most remodels get handed between several outfits, and the gaps between them are where problems live. Silverstone runs the trades in house, which means one schedule and one point of contact rather than four companies each waiting on the last.

Related work

If your project centres on one room, see bathroom renovation or kitchen renovation. For smaller targeted work, see home repairs.

Common questions about remodeling

Do you handle whole-house remodels?

Yes, along with single-room projects. Both run on a written scope agreed before work starts.

Can you work with what is already there?

Usually. Bring photographs or a sample of the existing tile, trim or flooring and we will tell you honestly whether a clean match is realistic.

Do you do exterior remodeling too?

Yes. Siding, trim, exterior stairs, railings and fencing are all part of the work.

Who runs the job day to day?

Silverstone runs the trades in house, so there is one schedule and one point of contact.

Kitchen Renovation in Savannah, GA

Cabinets, counters, flooring and the layout changes underneath them, run on one schedule.

What kitchen renovation involves

Kitchens carry more trades than any other room in a house. Cabinets, counters, flooring, plumbing, electrical and finish work all have to land in the right order, and a delay in one holds up the rest.

  • Cabinet removal and installation
  • Countertop coordination and fitting
  • Flooring: tile, luxury vinyl plank and hardwood
  • Layout changes and wall modifications
  • Plumbing and electrical rough-in adjustments
  • Backsplash, trim and finish carpentry

Sequencing

We schedule a kitchen backwards from the finish. Knowing where the cabinets land decides where the plumbing and electrical need to be, so those decisions happen before demolition rather than during it.

Related work

Kitchens often run alongside general remodeling and flooring work through the rest of the property.

Common questions about kitchen renovation

Do you supply cabinets and countertops?

We coordinate cabinets and countertops as part of the project and fit them ourselves.

Can you change the layout?

Yes, within what the plumbing, electrical and structure allow. We confirm what is possible after looking at the existing conditions.

How long is a kitchen out of use?

It depends on the scope and on material lead times. We give a schedule before demolition starts.

Do you do the flooring as well?

Yes. Tile, luxury vinyl plank and hardwood, with the subfloor prepared first.

★★★★★

Professional, responsive, and they genuinely cared about the quality. Kept me informed at every step and delivered exactly what was promised.

Bathroom Renovation in Savannah, GA

What is behind the tile decides whether the work lasts. We take it to the studs and waterproof it properly.

Gutted, waterproofed, then tiled

A bathroom that still looks right in five years is decided long before anyone sees tile. We open the room to the studs, deal with whatever the previous work left behind, rework plumbing where the new layout calls for it, and waterproof the wet areas properly before a single tile is set.

  • Demolition to the studs
  • Plumbing rework and rough-in
  • Correct waterproofing of all wet areas
  • Large format and slab-look wall tile
  • Built-in niches, benches and curbs
  • Freestanding tubs and frameless glass enclosures
  • Vanities, lighting and finish carpentry

Layout changes

Moving a shower, tub or vanity means moving supply and drain lines, which is part of the job rather than an add-on. We confirm what is possible after looking at the existing plumbing, not before.

See the finished work

The project gallery includes a completed Savannah bathroom with onyx marble slab walls, a freestanding soaker tub and a frameless glass shower, alongside the demolition photographs from the same type of job.

Common questions about bathroom renovation

How long does a bathroom take?

A full gut and rebuild is usually a few weeks, depending on the size, the tile selection and how much plumbing has to move.

Can you move the layout?

Yes. Moving a shower, tub or vanity means reworking supply and drain lines, which is handled as part of the job.

What about waterproofing?

It is the part nobody sees and the part that decides whether the work lasts. Wet areas are waterproofed properly before any tile is set.

Do you install freestanding tubs and frameless glass?

Yes, both are standard. Finished examples are in the project gallery.

★★★★★

Professional, responsive, and they genuinely cared about the quality. Kept me informed at every step and delivered exactly what was promised.

Home Repairs in Savannah, GA

Targeted repairs, including the work somebody else started and did not finish.

What we repair

Not every job is a remodel. A good share of our work is putting right something specific: water damage traced back to its source, a failing floor, rotted trim or siding, exterior stairs that are no longer safe, or structural work that was done badly the first time.

  • Water damage repair and the source of the water
  • Structural and framing repair
  • Flooring repair and replacement
  • Siding, trim and exterior repair
  • Exterior stairs, landings and handrails
  • Privacy fencing and gates
  • Finishing work left incomplete by others

Finding the cause first

Repairs go wrong when only the symptom gets addressed. A stained ceiling is not the problem, it is the evidence. We find where the water or the movement is coming from before quoting the repair, which is the same approach we take to inspections and roof repairs.

Common questions about home repairs

Do you take on small jobs?

Yes. A single repair is normal work for us and does not need to turn into a remodel.

Can you fix work another contractor left?

Yes, and it is a regular request. We look at what is there and tell you honestly what has to be redone rather than patched.

Do you repair water damage?

Yes, and we find where the water is coming from first. Repairing the damage without fixing the source only delays the next call.

Do you handle exterior stairs and railings?

Yes. Exterior stairs, landings, handrails and fencing are all part of the work.

★★★★★

Used them twice. Showed up on time both times with great prices, professional and clean. No mess left behind.
